(There are 3 ways to answer this if it comes up on this first call)
Option 1) No quotation or fee is given over the phone. That’s what we’ll discuss when we meet.
Option 2) Lump sum quote only
Based on a £1000 pm rent agreed with a tenant, you would receive an upfront rent for the year of £9,840, less any set up costs required (i.e GSI/ EICR/referencing). Funds are paid to you within 3 days of the tenants signing the new tenancy agreement and paying their move in balance.
Option 3) It costs the same as our standard full management service
Fair question, we don’t charge any extra for the ARO, it’s the same as our standard full management service rate which is the equivalent of 15%+vat. There is room for negotiation on our standard full management fee, however not on the ARO, as it’s our premium service and therefore worth the small difference in fee for having the luxury for receiving your entire year's rent upfront to spend or invest as you wish.
Closing weapon:
Unlike our local competitors, If you don’t have a need for the lump sum and would rather go for a standard service option, we can ARO enable your property.
This means that you can switch over anytime within the existing tenancy to an ARO and receive the years upfront rent to invest as you wish, as long as your tenants are happy to sign for a new 12 month term and be re-referenced.
This will save you the time and hassle of paying exit fees to another agent or having to wait until a tenancy is over to get your years upfront.
